Headlines this week: Pace eased almost everywhere — median days to sell rose in eight of nine cities, most sharply in Oak Park (39 → 57 days, +46%) and Agoura Hills (33 → 47 days, +42%). Both are small-volume markets where a handful of longer-sitting listings can swing the median hard; see the notes below. Newbury Park's active inventory jumped 71 → 81 (+14%), the biggest supply move of the week, though it remains the only city where the median sold price still sits above the median list. Thousand Oaks was the one city where pace actually improved (32.5 → 32 days) while adding sales volume.


Short Social Captions — One Per City

Thousand Oaks — Thousand Oaks stays the anchor of the Conejo and the one market that got faster this week: 183 homes closed over the last 90 days at a $1,010,000 median, 98.97% of list, in 32 days — both up in volume and down in pace from last week. Active inventory eased to 188 listings while demand held, keeping this a healthy, well-supplied market. At $538/sqft sold against $555/sqft asking, pricing and value remain within 3% of each other — correctly priced homes are still rewarded here. 🏡

Westlake Village — Westlake Village closed 111 sales at a $1,428,000 median and $658/sqft, holding 97.4% of list. The active median list of $1.6M sits about 12% above the sold median — inventory mix, not a value jump, since price-per-foot is nearly identical ($658 sold vs. $645 active). Pace held steady near 40 days, so pricing precision still matters here.

Agoura Hills — Agoura Hills sold 67 homes at a $1,324,500 median and $576/sqft, holding a strong 98.75% of list — but days to sell jumped from 33 to 47 this week, the sharpest pace shift in the region. With only 67 sales and 81 active listings, a run of larger, slower-moving homes is enough to swing that median hard; it's a market-time story, not a demand story. The steadier gauge, price-per-foot, barely moved: $576 sold vs. $599 active.

Newbury Park — Newbury Park added the most inventory of any city this week, active listings jumping from 71 to 81 (+14%), while 91 homes closed at a $1,040,000 median, 99.06% of list, in 36 days. It remains the only city here where the median asking price ($989,000) sits below the median sold price — genuine scarcity is easing slightly but hasn't broken. At $507/sqft sold vs. $514/sqft active, sellers still have real leverage.

Oak Park — Oak Park is the smallest market in the region, so read it carefully: just 37 sales and 49 active listings mean a few homes move every median, and this week days to sell spiked from 39 to 57. The $899,000 median list sits about 14% below the $1,040,000 median sold — that's the mix of what's currently listed versus what closed, not a price drop. The stable signal is price-per-foot: $556/sqft active vs. $567/sqft sold, under 2% apart. Values are flat; a run of slower listings simply pulled the market-time median up. Homes still closed at 98.3% of list.

Calabasas — Calabasas eased slightly from last week's inventory peak, dipping from 116 to 110 active listings, with 71 sales at a $1,818,000 median and $640/sqft. The $2,635,000 active median list runs about 45% above the sold median — that's the luxury tier doing what it always does, with a handful of eight-figure estates pulling the asking median well past where the market actually clears. Price-per-foot tells the truer story: $640 sold vs. $744 active, a 16% spread — still wide, but far tighter than the headline price gap. At 49 days to sell and 96.87% of list, this remains the one market where overpricing carries a real cost.

Camarillo — Camarillo is the region's volume leader and its cleanest market: 214 homes closed at an $851,500 median — a full 100% of list, in 37.5 days. Asking and sold are within 7% of each other and price-per-foot is nearly identical ($483 active vs. $495 sold). Getting full asking at this kind of volume isn't luck — it's a market in genuine equilibrium.

Moorpark — Moorpark eased slightly from its fastest-in-the-region pace, moving from 27.5 to 33 median days to sell, but still closed 92 homes at a $999,000 median and 99.62% of list — the strongest sold-to-list ratio in the Conejo. Active inventory dipped to 73 listings. The $1.1M median list runs about 10% above the sold median, ordinary for a market this size, and $454/sqft sold vs. $461/sqft active confirms values are holding. Still the best value per square foot in the region.

Simi Valley — Simi Valley remains the deepest market here with 273 active listings and 265 closings at an $815,000 median — 99.86% of list in 36 days. Asking and sold sit within 2% of each other, among the tightest alignments of any city on this list. For buyers priced out of the Conejo core, this is still where volume, speed, and value meet.
